In no event shall Thailand Property Hub’s total liability to you for all damages, losses, or causes of action exceed the amount you have paid to Thailand Property Hub in the last six (6) months, or, if greater, five hundred Thai Baht (THB 500).

6. Governing Law
6.1 Jurisdiction
These Terms and your use of the Website shall be governed by and construed in accordance with the laws of the Kingdom of Thailand, without regard to its conflict of law provisions.
6.2 Dispute Resolution
Any dispute arising out of or in connection with these Terms, including any question regarding its existence, validity, or termination, shall be referred to and finally resolved by arbitration in Thailand in accordance with the Arbitration Rules of the Thailand Arbitration Center (THAC) for the time being in force, which rules are deemed to be incorporated by reference in this clause. The language of the arbitration shall be English.
6.3 Venue
Any legal action or proceeding arising out of or relating to these Terms shall be instituted exclusively in the courts of Thailand, and you waive any objection to such venue.
7. Amendments
7.1 Modifications to Terms
Thailand Property Hub reserves the right, at its sole discretion, to modify or replace these Terms at any time. If a revision is material, we will provide at least 30 days’ notice prior to any new terms taking effect. What constitutes a material change will be determined at our sole discretion.
